There are two primary roles of the Owner's Representative - Bringing order out of the chaos and applying a street savvy perspective to the project.
Strategy
As an Owner's Representative (OR), we will advise you as if we owned the property ourselves. The OR is tasked with locating property specific issues and finding the solutions. Problem solving is one of the key elements. Coordinating the various tasks involved in a solution is part of the OR role as well. The OR conserves capital by providing solutions that are both economical and efficient. Finally the OR also advises you regarding marketing approaches and the timing nuances of the disposition process.
Compensation
Acquisition Consultants, Inc or its affiliated partner can structure fees for OR services in one of two ways, or a combination of both. The services can be billed on an hourly rate basis or the fees can be 100% incentive oriented where payment would be due only if the Gross Sales Price exceeds an agreed upon current book/market value. The Owner's Representative would be paid as a percentage of the upside above the agreed upon value. If the asset is sold at or below the agreed value, the Owner's Representative Work would be free of charge. We have also utilized a blending of these two approaches on past projects.
